How do I pay my rent?
Rent can be paid either electronically or by mail.

When is the rent due?
Rent is due on the 1st of the month. There is a five day grace period before a late fee is charged.

Can I have a pet in my rental?
Pets are accepted on a case-by-case basis and only if the owner allows pets.

Can I make changes or improvements to the property like painting for example?tenant decides not to pay the rent?
Changes are approved on a case-by-case basis, however, the home must be in the original condition upon move-out, i.e. if a paint color change is approved, the color must be changed back upon move-out.

What should I do when I have a maintenance request?
Tenants must submit all maintenance requests through the tenant portal.

What happens if I caused the problem associated with the maintenance/repair request?
If a tenant caused the problem associated with the maintenance/repair request, the tenant will be charged accordingly.

What if there is an emergency maintenance request and what constitutes an emergency?
In the event of an emergency, tenants need to call the VHS Management office during business hours and use our emergency hotline that is available after hours, weekends and holidays. In general, the only maintenance issue that constitutes a true emergency is flooding.

What if I need to break my lease?
VHS Management may work with a tenant in this instance so long as there is no financial loss to the owner. In this event, a tenant is required to pay a leasing commission fee and is fully responsible for the lease until a new tenant takes possession.

How do I get my security deposit back?
Tenants must meet all required move-out standards as per their lease in order to get their security deposit back in full.
